What is a barn home?

A barn home, also known as a barndominium, is a process of building a home using post-frame construction. It’s like a traditional home, but it uses columns, like in a barn, as the main support of the structure. Columns can be set on any type of foundation, typically concrete piers. The exterior walls do not have vertical studs, creating an open cavity that can be filled with insulation providing a greater thermal break.

Do you have to use metal siding for it to be a barn home?

No. Barn homes can utilize the same exterior substrates as traditional homes, including brick, stone, or vinyl.

What are the benefits of building a barn home?

The benefits of building using post-frame construction are:

  • Greater thermal break, improving home efficiency

  • Open and flexible floor plan

  • Strength and longevity

  • Ease of maintenance

Is it cheaper to build a barn home?

Yes. Barn homes are typically cheaper to build than traditional homes while maintaining quality. Cost savings are usually due to the differences in foundation, roofing, siding material, lumber and lack of sheathing. Mechanical and finishing costs such as plumbing, HVAC, electric, drywall, paint, cabinetry, and trim are the same as in a traditional home. Cost in our area usually starts at $180/square foot and increases based on wants/needs. GFR Construction is very transparent with cost and charges a builder fee based on a percentage of the cost to build.

Can a barn home be financed?

Yes. Barn homes can be financed on a fixed mortgage just as a traditional homes.

Will a barn home hold it’s value like a traditional home?

Yes. Barn homes are appraised and valued just like a traditional home.

What should I consider when buying land to build on?

When looking for land, you may want to take into consideration the following:

  • HOA or deed restrictions

  • Ease of build with slopes, trees and foundation required

  • Soil evaluation (also known as a perc test)

  • Length of driveway

  • Length of utility connections

  • Internet and cell reception

What does the process look like/How do we get started?

The process to build a barn home typically involves the following steps:

  1. Understand your budget - talk to a lender about financing if needed and get pre-approval.

  2. Find land and understand the restrictions.

  3. Design plans - GFR Construction is able to design your custom home and develop blueprints.

  4. Draft a scope of work - this will include an estimated breakdown of build cost for client approval; it can also be used for loan applications.

  5. Obtain construction loan if needed.

  6. Once approved, GFR Construction gets started pulling permits and building can begin.
